€250,000 is conditional
For property, it applies to change-of-use conversions and listed-building restorations—not to an ordinary finished apartment.
Residency by investment · Greece
Greece Golden Visa Assistance & Support helps non-EU investors apply for residency by investment through a qualifying Greek property, financial investment or business route—from route selection to the residence permit.
How Aegalis helps
A single case plan connects the investment, evidence, Greek counsel, family documents and permit milestones before money moves.
Discuss your caseWe compare the qualifying routes against your budget, preferred location, family needs and investment objective before you commit.
For property, we coordinate checks on route, title and certified main area. For financial routes, we map the evidence the application needs.
Greek-qualified local counsel handles Greek legal work while Aegalis keeps the legal file, investment and application moving to one plan.
We organise the working checklist for powers of attorney, investment evidence, source-of-funds material and accompanying family documents.
We coordinate the hand-offs around filing, biometrics and residence-card issuance so responsibilities remain visible across the team.
We keep the investment conditions and renewal requirements in view after the first residence cards are issued.
Qualifying investments
The lowest amount is not a general property price tier. Location, property type, structure and evidence determine which threshold is actually available.

Property route
€250,000 is not a general property tier. It applies anywhere in Greece, but only where the investor converts a commercial building to residential use or restores a listed building.
Available nationwide; no 120 m² minimum.
A qualifying fund, term deposit, listed investment, government bonds or startup contribution may suit investors who do not want Greek real estate.

01 · Route
For property, it applies to change-of-use conversions and listed-building restorations—not to an ordinary finished apartment.
02 · Property
The standard €400,000 and €800,000 routes require one property with at least 120 m² of main areas.
03 · Use
A property used to obtain a Greek Golden Visa may not be let on a short-term basis or subleased. Breach means revocation of the residence permit and a fine of €50,000.
The €800,000 zone includes Attica (including all of Athens), Regional Unit of Thessaloniki, Mykonos, Thira (Santorini), Any island with a population over 3,100, including Crete, Corfu and Rhodes.
These details determine whether an investment really qualifies, so we resolve them before the application is built around it.
Questions before applying
€250,000 is the lowest qualifying amount, but for property it applies only to a change-of-use conversion or a listed-building restoration. An ordinary property purchase starts at €400,000, or €800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands with a population over 3,100.
No. The Greek Golden Visa has no minimum stay requirement. The permit runs for five years and renews indefinitely for as long as the qualifying investment is held.
The permit can include a spouse or partner, children under 21 and both sets of parents without increasing the qualifying investment amount. Each applicant still needs the applicable documents and government fees.

No. The €400,000 and €800,000 routes each require a single property of at least 120 m² of main areas. Separate purchases do not aggregate toward the threshold.
Not automatically. Greek naturalisation requires seven years of lawful residence with genuine physical presence and Greek tax residence, so years spent holding the permit without living in Greece do not count toward it.
