Working timeline

Start preparation well before the card expires. Passport renewals, foreign civil records, legalisation, route certificates and family-category changes can each add lead time.

A filing plan should distinguish the preparation period, the authority’s submission window, any biometric appointment and the time until the new cards are available. Processing time is not guaranteed.

A sale, transfer, ownership change, lease change or registry mismatch needs to be resolved against the original B.5 route before filing.

How long does a Greece Golden Visa last before renewal?

The B.5 property-investor permit is valid for 5 years. It can be renewed for further five-year periods while the qualifying property or lease remains in place and the renewal conditions are met.

Do I need to live in Greece to renew the Golden Visa?

No. The B.5 property-investor permit has no minimum physical-presence requirement for renewal. Passport-page copies covering the previous permit period are still part of the Ministry’s renewal checklist.

What does the main applicant pay at renewal?

For a B.5 property-investor renewal, the verified government charge is €2,000 for the main investor’s application, plus the €16 residence-card fee. The €2,000 is a flat renewal charge, not an annual fee.

Do family members renew in the same file?

Family renewals can be coordinated together, but each person has a separate permit application, identity record, insurance evidence, photograph and applicable fee. Their relationship and permit category must still be current.

What happens when a dependent child turns 21?

A child who turns 21 moves to an autonomous three-year permit under Article 95(2), rather than renewing as an under-21 family member. The verified government charge for that permit is €450, plus the card fee.

Can I renew after selling the qualifying investment?

Not on the basis of a property you no longer hold. B.5 renewal depends on the qualifying property remaining in your ownership and possession, or the qualifying lease remaining in force. Any sale or restructuring should be reviewed before filing.

Does this checklist cover financial and startup Golden Visa permits?
