- Does the calculator confirm that a property qualifies?
- No. It estimates purchase and permit costs only. Eligibility depends on the investment route, location, property type, size and legal evidence, which must be checked separately.
- Why does the calculator ask for the objective value?
- Greek transfer tax is charged on the higher of the contract price and the property's objective value. Entering both prevents the estimate from understating that tax where the state-assigned value is higher.
- Why is the result a range rather than one figure?
- Government permit fees and the value-based notarial deed fee follow published schedules. Legal and estate-agent fees vary by engagement, while per-sheet, copy and transaction-specific notary charges are excluded. A range reflects what remains uncertain without presenting an estimate as a quote.
- Does the estimate include family permit fees?
- Yes. Add each adult and child. Adult family members pay €150 each, children under 18 are exempt from that fee, and every applicant pays the €16 residence-card fee.
