What does the property transaction cost?

Transfer tax is about 3.09%: a 3% tax plus a municipal surcharge of 3% of that tax, not a second 3% of the price. Notary, legal, registry and agent fees take the total to roughly 6% to 12% depending on whether you use an agent.

Why might the tax be higher than you calculated?

Transfer tax is charged on the higher of the contract price and the property's objective value, a figure the state assigns. Where the objective value exceeds what you are paying, the tax follows the objective value.

This catches buyers who budget from the asking price alone. Your lawyer establishes the objective value before you commit, and it is one of the checks worth doing before an offer rather than after.

What do most sources get wrong about the cost?

Five claims circulate widely and are incorrect: that the €2,000 is annual, that it covers the family, that children pay €150, that transfer tax is 6%, and that new builds carry 24% VAT.
